If you’ve got Marriott Bonvoy Silver Elite status or higher, Homes & Villas by Marriott Bonvoy will pay you 3,000 bonus points a night, up to 12,000 per stay, on vacation rentals of two nights or more that cost at least $1,500, as long as you register and book by Nov. 13, 2026.
The details (as of Nov. 2, 2026)
- Bonus: 3,000 points per night, capped at 12,000 bonus points per qualifying paid stay. So four nights maxes it out.
- Who qualifies: Marriott Bonvoy members who are Silver Elite or higher when they register and for the whole stay.
- Register and book by: Nov. 13, 2026 (bookings made from Oct. 5 through 11:59 p.m. EST on Nov. 13 count).
- Stay by: March 31, 2027 (stays must be completed between Oct. 7, 2026 and March 31, 2027).
- Minimums: Two or more consecutive nights at the same property and at least $1,500 in qualifying charges. Taxes, booking fees, cleaning fees, security deposits and add-ons don’t count toward the $1,500.
- On top of the bonus: You still earn the regular 5 points per dollar plus any elite bonus.
- Fine print: Pay by credit card. Third-party bookings, award stays and Marriott hotels or branded residences don’t qualify.
Rental prices and availability change quickly, so check the current rate before you count on hitting the $1,500 minimum.
How to book
- Open the offer page (linked below) and sign in to Marriott Bonvoy.
- Register for the offer before you book. Registration closes Nov. 13.
- Find a home for two or more nights where the rental charges alone (not cleaning fees or taxes) hit $1,500.
- Book directly on the Homes & Villas site by Nov. 13 and pay with a credit card.
Who it’s good for
Families or groups planning a ski week, a holiday get-together or a spring break house before the end of March. If you were going to rent a place anyway, this is pure upside. If you weren’t, 12,000 points isn’t a reason to start.

Our take
This is a solid bonus if you already have a winter rental in mind, and not much more than that.
Let’s do the math on a four-night, $1,500 rental. You’d get the full 12,000 bonus points plus about 7,500 base points at 5 per dollar, so roughly 19,500 points before any elite bonus. We think of Marriott points as worth somewhere around 0.7 cents each, which is our own rough yardstick, not an official number. That puts the haul around $135, or close to 9% back on the rental.
Here’s the catch: the $1,500 has to come from qualifying charges, and cleaning fees and taxes don’t count. On a vacation rental those can add a lot, so a listing that looks like $1,600 at checkout might not clear the bar. Also, the bonus is capped per stay, so a 10-night rental earns the same 12,000 bonus as a four-night one. And you have to book by Nov. 13, even for a March trip.
We’d book this if you’re already shopping for a house for the holidays or ski season and Homes & Villas has the right place at a fair price. We’d skip it if the same home is cheaper elsewhere by more than about $135, or if you’re not Silver Elite and don’t plan to get there.
